Why Fletcher Homes for my first home?

  • Buying a new build home is the simplest way to get on to the property ladder as there are no upward chains involved, so you are not relying on other people to buy/sell and move out of a property.
  • All of our homes come with a 10-year warranty from NHBC, giving you peace of mind about your property.
  • We always work with the highest quality materials and to the highest specification, ensuring our homes are as energy efficient as possible – reducing your running costs which is often a worry for first time buyers.
  • We have over 80 years’ experience in the local area and the property industry, and we use our expertise and friendly team to ensure the process is as smooth as possible for all our home buyers.

Some of the fees you may expect include:

Solicitors Fees

In addition to your deposit, you will also need to pay solicitors fees. The exact cost will vary depending on each solicitor, but on average you can expect to pay between £800 – £1500.

Stamp Duty

When buyers purchase a property, they sometimes have to pay a tax called ‘Stamp Duty’. However, first time buyers are exempt from paying Stamp Duty if the property they are purchasing is below £500,000.

Insurance

Most mortgage lenders will require the homeowner to take out buildings insurance to cover the property against any damage. Some mortgage lenders will also require homeowners to take out life insurance too. For more advice and guidance on purchasing a home from us as a first time buyer, get in touch today.
