When I reserve a home, do I hand over the whole deposit?

Browsing for a new home is an exciting time and reserving your new home is one of the first steps in the process once you’ve found your dream Fletcher home. Don’t worry, this isn’t when you hand over your deposit. You will be making a non-refundable reservation payment which is taken off the total of your deposit later down the line and typically, this will be between £500 and £1000.

Why do I need a solicitor?

Solicitors ensure that the purchase of your new home is legal and will help you along the process to ensure you understand all legalities you are agreeing to. They will check things that ensure the safety of your home, for example, the safety of the ground in which the property was built on or whether there are dangerous plants nearby that could compromise the structure of the building.

What does exchange of contracts mean?

This is when your solicitors and Fletcher Homes’ solicitors exchange the contract of the purchase of the property. Once this has been concluded, you will be required to purchase the property and a date for completion will be agreed.

How long will it take to complete the purchase?

This will depend on where in the build process your home is when you reserve it, but our expert Fletcher Homes Sales Consultant will be able to give you an estimated completion date.

What does it mean to be ‘qualified’ for a mortgage?

Lenders need to complete certain checks, such as looking at your income and credit history, to ensure a mortgage is affordable for you. This will help them determine how much you can borrow.
